INFORMATION FROM THE AGENT:
Dating from the early 19th century and situated in the centre of Cleobury Mortimer with lengthy gardens to the rear, this outwardly attractive Grade II listed property offers a surprising amount of interior space with fabulous potential to create a 5 bedroom family home circa 2390 sq ft.
The original use of the property until the 1980s was as a general stores with two-storey owners' flat above, and this existing planning classification means that the property could equally be of interest to investors with potential to let both the retail shop premises and the flat, subject to meeting the necessary EPC requirements.
Shropshire Council Planning Dept advise that a change of use consent plus listed building consent would be needed to convert the building to a single dwelling, but have given an informal view that given the length of time since the property was last used for retail purposes, a change to residential status would be unlikely to present any particular difficulty.
The existing ground floor comprises a very large room (26' x 17') which was previously the shop front, with a 31' long rear extension (former storage of goods area) having potential to convert to a large kitchen/ diner/ family room with access to the garden. There is also a 26' long entrance hallway plus rear lobby, further room with perspex roof, wc & cellar with two chambers.
The first floor comprises a large central landing plus kitchen, living room, dining room and wc, whilst the second floor provides three double bedrooms plus bathroom including bath and shower cubicle.
Outside, the rear gardens extend some way from the property, with a brick-paved patio area to the rear of the building, giving way to long gardens which will need some tidying.
Tenure is freehold, with council tax payable to Shropshire Council rated as Band D.
Mains electricity, water & drainage are connected. The flat has electric storage heating.

* Generally speaking Guide Prices are provided as an indication of each seller's minimum expectation, i.e. 'The Reserve'. They are not necessarily figures which a property will sell for and may change at any time prior to the auction. Virtually every property will be offered subject to a Reserve (a figure below which the Auctioneer cannot sell the property during the auction) which we expect will be set within the Guide Range or no more than 10% above a single figure Guide.
By setting a proxy bid, the system will automatically bid on your behalf to maintain your position as the highest bidder, up to your proxy bid amount. If you are outbid, you will be notified via email so you can opt to increase your bid if you so choose.
If two of more users place identical bids, the bid that was placed first takes precedence, and this includes proxy bids.
Another bidder placed an automatic proxy bid greater or equal to the bid you have just placed. You will need to bid again to stand a chance of winning.
